Property is leased through the Seldovia Native Association with a 55 year lease with an option to renew for another 55 years. Gorgeous cliff side home with an amazing view of the Bay and mountains. This home is completely self sufficient and has all the modern conveniences, but is completely off the grid - running on solar and generation in style! This property is directly across from Seldovia, and the small boat harbor. In about 3-5 minutes in your motorized boat you are on the beach of this gorgeous property. The owners have hand moved rocks to create a sandy path for the boat to easily come and go from the beach and operate along the running line. The beach is rocky, and due to the big tides that vary 22+ feet it is essential to approach the beach via this path to protect your vessel from the rocks. When you step off the boat, you will immediately notice the well manicured features of this property. The path off the beach leads to the fish cleaning table and the boat storage shed where lifejackets, paddles for the kayak and other miscellaneous boating equipment is stored at beach level. From this point, you will notice that the winding path, that meanders through the woods up to the cabin was made with beach rock and clamshells, providing a mud free walkway to the home. Along the path there are benches where you can stop and rest, catch your breath or enjoy the glorious bay views! One of the benches sits out over the bluff, overlooking the beach - absolutely beautiful! There is a fire pit that also sits overlooking the bay with views of the mountains beyond. At the top of the trail you will notice the "Sea dog" which is a motorized pulley system that hauls heavy loads on a trailer up the steep hill to the home. This is essential when you are bringing large loads of groceries, fuel, or building materials back from town. To the left you can see the large woodshed, built so that the wood can breath and dry out - and there is around 2 cords of wood stored in preparation for cooler days. To the right of the woodshed is the charming well cared for outhouse, with painted flowers on the interior! This is one of the most attractive outhouses I've ever had the opportunity to see and use! On the right of the outhouse, along another rocky/clam shell trail is the guest cottage. This cozy structure has a charming deck, sitting area on the interior and queen sized bed on the main floor. This cabin features a loft which is accessed by a ladder where two additional twin beds are located. This cabin does not have a bathroom but it is the most cozy bunkhouse you will ever see! Further up the path, you will come across the workshop, exterior pantry and storage area as well as the generation room. The beauty of this is that the generator cannot be heard from inside the home due to the distance from the home! The home has a large deck on the mountain side where a smoker and BBQ sit ready to serve! Inside you will find a nice boot and coat area, which is next to all the technical operations of the home. The switches for the solar panel, battery backups, generator switch, on demand water heater and the water line valves are all located in this area to quickly manage all systems in the home. The owners did an amazing job in creating systems that work beautifully, without fuss, and all lined up to manage the home easily allowing the property to enjoy all the modern conveniences and still be off the grid. One of the things the sellers mentioned to me about being "off the grid" was that they absolutely LOVE being in charge of their own power and water. They know what to do, and have set up a system that is efficient and easy to work, and they are not dependent on anyone for those services. The bathroom is located to the left of the entry, and has a beautiful vanity/dresser sink, toilet, full tub and shower and space saving stackable washer and dryer. The room is heated with an electric radiant heater - so that it is always cozy and warm. The hallway from the entry door leads out towards the living and dining area with the master bedroom on the left that has a private door to the bathroom and the kitchen to the right. This kitchen has every convenience with custom cabinets and counters, and gorgeous views of the beach out one window and an open bar area that looks out over the dining area facing the picture frame windows overlooking Seldovia Bay. The cabin is bright and sunny with light coming in from all sides as it sits high on the hill! The dining area has a sliding door that leads out to the wrap around deck, with an outside seating/dining area and steps down to the path and BBQ pit. Though I'm trying to paint a picture with words, this property is a must-see in person - as there are so many beautiful, custom features that have created a gorgeous small home with big appeal! Important Information: This property is leased through the Seldovia Native Association with a 55 year lease with an option to renew for another 55 years.
