The wall is airtight, waterproof, bulletproof, and has excellent sound reduction capabilities. The deck sonotubes are approximately 10' deep with 12" sonotubes sitting on 24" bigfoot bases. There are buried hot and cold water supply lines for west end of home. There is ¾" radiant floor tubing throughout basement and a Radon Gas vent installed under slab and routed through the vent lines. Hot water recirculation lines are installed under the slab to provide hot water immediately to the far end of home. There are extra ¾" threaded rods added around the first floor walls and garage stem walls which lock the first floor to the concrete foundation for earthquake protection. Heat There is a 1,000 gallon fuel oil tank painted with industrial enamel and mounted in special cradles which are mounted on a 12" slab. The upstairs has Gyp-Crete flooring. There are 10 thermostatically-controlled heating zones. All ten manifolds are adjustable Rehau with 10 thermostats. The wood boiler is a Central Boiler E-3200. It is low-emissions, requires very little maintenance, and is very inexpensive to operate. The living room has a Hearthstone Equinox Wood stove rated for 3,200 square feet. Garage The garage is 42' x 35' with a floor drain (you can wash your vehicles inside), 10' ceilings, three windows, and two man doors. The two overhead doors are 12' x 8' with R-19 insulation, reinforcing straps, openers and external wireless opener. The interior surfaces have been taped, textured, and painted. The garage is very well lighted with nine fluorescent fixtures and has automatic motion activated lighting. The walls are cedar trimmed pony walls with 2" x 10" cedar ledge. The windows are trimmed in Knotty Alder. The garage is a separate heated zone with 3/4" radiant floor tubing. There is a 5' x 27' raised carpeted sidewalk designed as a transition area into the home. The garage has central vacuum connection, hot and cold faucet, and a 190 CFM fan for removing moisture. Sunroom The sunroom is 9.5' x 22.5' with 22" AMVIC pony wall. There is a 48" AMVIC stem wall below grade on a 12" x 24" footer. It is radiant floor heated with ¾" tubing on a separate heat zone and has sliding windows and locking door. There are two access points to home, both cased with Knotty Alder. The crown molding and finish is also Knotty Alder. Retaining Wall The retaining wall has more than 60 tons of rock in the support structure, a built-in planter, and matching block for opposite side on site. Electrical 20 amp outlets/switches throughout the house. There is a Weather System with color plasma control screen and a built-in home entertainment system with a 9' screen, surround sound, and High Definition. Insulation Vaulted areas are insulated with R-59 insulation. Flat ceilings have R-70+ with R-38 batts and blow-in on top. The exterior walls are R-21 faced bats. The interior walls are R-21 or 13 as necessary. Every wall is insulated (even interior walls!) Interior ceilings have R-42 between floors. Ventilation All bathrooms have Panasonic lighted fans on timers. The house has a Venmar air circulation system – no moisture issues, no radon gas issues, cycles all air every 40 minutes. There is a 190 CFM fan in the garage and a 1200 CFM fan in the kitchen with fan on the roof – very low noise and moves massive air. Roof The roof is all metal; ASC Skyline 16." It is 7,100 square feet with a 7 – 12 pitch. There are snow blocks installed in critical areas to control snow sliding. Plumbing There are exterior hose bibs for both hot and cold water. All interior fixtures are Kohler and Moen with Brushed Nickel upstairs and Brushed Chrome downstairs. All 6 toilet tanks are insulated. Toilets are all elongated and chair height. The hot water source is 120 gallons. Security System The security system is ADT-monitored with a cell phone backup system. The homeowner owns the system. There are motion, glass break and door opening sensors. Decks The decks are composite with Cedar-enclosed ceilings and well lit. Trim The doors are all solid Knotty Alder. All cabinets upstairs are Dewils Knotty Alder. The downstairs cabinets are Maple. All doors are self-closing with soft close. All windows are cased in Knotty Alder. Barn The 864 square foot barn has electricity and is perfect for chickens, dog run, or small animals. Storage Shed The storage shed has two enclosed (lockable) end sections and a large, covered center section. Workshop The workshop is a 42' x 72' clear span building with 14' eaves and 18" overhangs all the way around. The building is 3,096 square feet, with a 6' x 12' arctic entry. There are 3 garage doors at 10' x 10' and 10' x 12' with electric door openers. The tracks follow the ceiling slope so that the doors are out of the way for taller projects.
